Big Box Companies

Hi. I am from Canada and I live in a small community of 6,000. Our town council has put up a piece of real-estate and right now a Big Box company is wanting to purchase and build at this location. Our town is 3 hours away from the nearest city and is the largest town inbetween to 2 cities in both directions.
What I am loking for is a brief look on the Pro's and Con's of haveing a Big Box company in our smll community. Is it worth it?
